An umpire is needed when the appraisal clause is formally invoked and the two appointed appraisers cannot reach agreement on the amount of the loss.
Who pays the umpire? +
Typically each party pays for their own appraiser, and the cost of the umpire is split equally between the policyholder and the insurance company.
Is the umpire's decision truly final? +
Yes. Under Florida law, when the umpire and at least one appraiser agree on a value, that figure becomes the binding amount of loss.
