How the Appraisal
Process Works

Appraisal Clause Is Invoked
Either the policyholder or the insurer formally invokes the appraisal clause in the insurance policy when there is a disagreement over the amount of loss.

Each Side Appoints an Appraiser
The policyholder selects their own independent appraiser, and the insurance company appoints theirs. Both appraisers must be competent and impartial.

Umpire Is Agreed Upon
Both appraisers jointly select a neutral umpire β€” or, if they can't agree, a court appoints one. Kingwell Corp is frequently selected by mutual agreement due to our established track record.

Inspection & Review
The umpire conducts an independent inspection of the property, reviews both appraisers' estimates and supporting documentation, and evaluates the scope of damages.

Binding Award Issued
The umpire issues a written award. Agreement by any two of the three parties (umpire + either appraiser) makes the award binding and enforceable under Florida law.

What triggers the need for an umpire? +
An umpire is needed when the appraisal clause in an insurance policy is formally invoked and the two appointed appraisers (one for each side) cannot reach agreement on the amount of the loss. The umpire steps in as the neutral tiebreaker.
Who pays the umpire? +
Typically, each party pays for their own appraiser, and the cost of the umpire is split equally between the policyholder and the insurance company. This is generally specified in the policy's appraisal clause.
Is the umpire's decision truly final? +
Yes. Under Florida law, when the umpire and at least one of the two appraisers agree on a value, that figure becomes the binding amount of loss. The insurance company must honor it.
How long does the umpire process take? +
Once we are engaged, we work to schedule the inspection and issue our award as quickly as possible β€” often within a few weeks. Complexity and property type can affect timing, but we always aim for efficiency.
Can Kingwell serve as umpire if they were my PA? +
No. If Kingwell represented you as your Public Adjuster on a specific claim, we cannot serve as umpire on that same claim. The umpire role requires strict neutrality. In such cases we would serve as your appraiser, not the umpire.
